By entering and using this facility ("the Space"), you ("the User") agree to be bound by the following Terms and Conditions. If you do not agree, please do not use the Space.

1. Acceptance of Terms

Access to and use of the Space constitutes full acceptance of these Terms and Conditions, as may be amended from time to time at the sole discretion of the management.


2. Minimum Age Requirement

All Users must be 14 years of age or older to access or use the Space. Management reserves the right to request proof of age and to refuse entry or service to any person unable to provide satisfactory proof of meeting this minimum age requirement.


3. Unauthorised Entry / Trespassing

Access to or use of any part of the Space — including the general workspace, the silent study area, and the conference room — without first signing and accepting these Terms and Conditions, or otherwise being expressly authorised by management, is strictly prohibited and shall be treated as unauthorised entry/trespassing onto the premises. Management reserves the right to remove any person found on the premises without a valid signed acceptance of these Terms, and to report such unauthorised entry to the relevant authorities.


4. Strict Silence Policy

The general workspace and silent study area are designated as silent zones at all times during operating hours. Users must:

  • Maintain complete silence within the silent area — no talking, phone calls, or conversations.
  • Keep all mobile devices on silent mode; no audible notifications, calls, or media playback.
  • Avoid any noise-generating activity (typing loudly, tapping, moving furniture, eating noisily, etc.) that may disturb other users.

Management reserves the right to issue a warning, and thereafter to remove from the premises without refund, any User who breaches this policy. This silence policy does not apply to the conference room, which is governed separately under Clause 5 below.


5. Conference Room Use

Unlike the silent study area, conversational talking and discussion are permitted within the conference room.

Before any session in the conference room, the individual booking and organising the session ("the Organiser") must either: (a) ensure that every attendee personally signs and accepts these Terms and Conditions before entering the conference room; or (b) personally assume full responsibility for the conduct of all attendees during the session.

Where the Organiser does not obtain individual signed acceptance from each attendee, the Organiser shall be solely and fully responsible and liable for the conduct, behaviour, and any breach of these Terms by every attendee present during that session, as though such conduct were the Organiser's own.


6. Booking Requirements

All Users must book their use of the Space in advance through the booking system, specifying the particular date(s) and time(s) of their visit.

Users holding a Week Pass, Flex Plan, or Membership must additionally provide their valid membership ID/account code at the time of booking. Day Pass and hourly bookings are not issued a membership ID/code, but must still specify and confirm the particular date(s) and time(s) of their booking in the same manner.

Bookings made without the required membership code (where applicable), or without specified date(s) and time(s), may be refused or cancelled by management.


7. Plan Booking and Slot Reservations

For long-term bookings — including Week Pass, Flex Plan, Membership, and conference room bookings — a minimum non-refundable* deposit of 50% of the total booking value must be paid at the time of reservation to confirm the booking. The remaining balance is payable upon the User's arrival at the Space.

The 50% deposit is refundable in accordance with the Cancellation of a Long-Term Plan clause below.

For short-term bookings, including Day Pass and hourly (slot) bookings, the full booking amount must be paid in advance to confirm the reservation.

A booking shall not be considered confirmed, and management reserves the right to release the reserved slot, desk, or room, until the applicable payment under this clause has been received.


8. Cancellation Policy

All cancellations must be communicated via WhatsApp to the number provided by management. A cancellation is only effective once acknowledged by the receiving party.

Both the Space and the User are expected to act in good faith in sending, confirming, and responding to cancellation notices. Where the Space has made reasonable attempts to contact the User to confirm or acknowledge a cancellation notice (including via WhatsApp, call, or other means on record) and has been unable to reach the User, the Space shall be deemed to have acted in good faith, and the User's cancellation shall not be treated as acknowledged or effective for the purposes of this clause.

Where a booking is cancelled at least 18 hours prior to the scheduled start time, and acknowledged in accordance with this clause, the booking and any hours associated with it shall be fully refundable and shall not be counted against the User's plan.

Where a booking is cancelled less than 18 hours prior to the scheduled start time, is not acknowledged in accordance with this clause, or is not cancelled at all, the booking shall be non-refundable, and any hours associated with it shall be deducted from and counted against the User's plan.

This policy applies uniformly to all booking types, including Week Pass, Flex Plan, Membership, Day Pass, hourly, and conference room bookings, unless otherwise specified.


9. Cancellation of a Long-term Plan

The rules above govern cancellation of individual sessions or hours within an active plan. Where a User instead wishes to cancel a Week Pass, Flex Plan, or Membership in its entirety:

If the plan is cancelled at least 18 hours prior to the commencement of the plan period, and no hours under the plan have been utilised or deducted (including through late cancellation of an individual session under the Cancellation Policy above), the amount paid — including the 50% deposit — shall be refunded in full.

If the plan is cancelled less than 18 hours prior to commencement, or if any hour under the plan has already been utilised or deducted, the amount paid shall be non-refundable, save at management's sole discretion.


10. Prohibited Conduct

The Space may not be used for any purpose that is illegal, unlawful, immoral, or otherwise objectionable under the laws of Sri Lanka or generally accepted standards of conduct. This includes, without limitation, fraudulent activity, harassment, the consumption or distribution of illegal substances, and the viewing, creation, or distribution of obscene, offensive, or unlawful material. Management reserves the right to deny entry, eject, or report to the relevant authorities any User found in breach of this clause.


11. Personal Belongings & Property

Users are solely responsible for their own personal belongings, devices, and property. The Space and its management accept no responsibility for loss, theft, or damage to personal property, however caused.


12. Limitation of Liability

The Space, its owners, management, and staff shall not be held liable for any loss, injury, damage, or claim of any nature — direct, indirect, incidental, or consequential — arising from a User's presence at, or use of, the Space, including but not limited to personal injury, loss of data, business loss, or disputes between Users. Use of the Space is entirely at the User's own risk.


13. No Liability or Indemnity Against Government Action

The Space, its owners, management, and staff shall bear no liability whatsoever, and shall have no obligation to indemnify, defend, or hold harmless the User, in respect of any investigation, prosecution, claim, fine, penalty, seizure, or other action or proceeding brought or threatened against the User by the Government of Sri Lanka, or any of its ministries, departments, agencies, the Police, or other legally recognised authority, whether or not arising from or connected to the User's conduct at, or use of, the Space. Any such matter remains the sole responsibility and liability of the User.


14. Right to Refuse or Terminate Access

Management reserves the right, at its sole discretion, to refuse entry, suspend, or terminate any User's access to the Space at any time, with or without cause or notice, including for breach of these Terms.


15. Conduct and Respect for Others

Users must treat other Users, staff, and the property of the Space with respect and courtesy at all times. Any form of harassment, intimidation, or disruptive behaviour will not be tolerated.


16. Indemnity

The User agrees to indemnify and hold harmless the Space, its owners, management, and staff against any claims, losses, damages, liabilities, costs, or expenses arising out of or in connection with the User's breach of these Terms or use of the Space. Where Clause 5 applies, the Organiser's indemnity extends to the conduct of all attendees they brought into the conference room.


17. Governing Law and Jurisdiction

These Terms and Conditions, and any dispute or claim arising out of or in connection with them or the use of the Space, shall be governed by and construed in accordance with the laws of the Democratic Socialist Republic of Sri Lanka, and shall be subject to the exclusive jurisdiction of the courts of Sri Lanka.


18. Amendments

Management reserves the right to amend, update, or modify these Terms and Conditions at any time without prior notice. Continued use of the Space following any such changes constitutes acceptance of the revised Terms.


By using this facility, you acknowledge that you have read, understood, and agreed to these Terms and Conditions.
